How We Start Your Custom Home: From Walk of the Land to Clear Pricing
When you’re ready to build a custom home in New Braunfels, we don’t start with floor plans or finishes; we start with you and your land. Our process is built around meeting together, walking the property, and talking through what you want to build and what you want to invest in.
At Meyer Brant Custom Homes, this is a team effort. Meredith (my wife) is the designer. She shapes the home around your lot, lifestyle, and budget. I focus on how everything we discuss turns into real-world construction details so you have a clear idea of the final cost before we ever break ground.
Step 1: Meeting with You and Walking the Land
Before we draw a single line, we schedule a meeting with you on your property. This is where the home truly begins to take shape. Together, we walk the land and talk through:
- Slope: where the ground rises, falls, or flattens, and how that affects where the home and driveway can sit comfortably
- Trees: which trees you love and want to keep, and which areas can be cleared
- Driveway Layout: where cars can realistically enter, park, and turn around without steep or awkward approaches
- Views and Privacy: where the best long-range views are and how to keep private areas truly private
- Sewer or Septic Placement: whether you are on city sewer or will need a septic system, and how that affects where the house, garage, and outdoor spaces can go
As we walk, we point out what we see on the ground, slopes, trees, natural drainage paths, and talk about how each of those will influence the final design and cost.
Step 2: Talking Through What We’re Building
During that same visit, we start defining the home itself. We’ll ask questions and take notes on:
- Approximate home size (square footage range)
- Number of bedrooms and bathrooms you need
- Garage spaces, storage, and workshop or hobby areas
- Outdoor living spaces like porches, patios, and future pool or yard plans
This is where we use a comparison most people relate to: cars.
Two cars can both be 4‑door vehicles, but one might be a simple Toyota and the other a luxury Mercedes‑Benz. Both get you from point A to point B, but they are built very differently and feel very different to live with. The same is true of two homes that are both, for example, 3,000 square feet or both labeled “4 bed, 3 bath.”
They may look similar on paper, but:
- The structure underneath can be more or less complex
- The driveway and site work may be simple or very involved
- Finishes, roof design, and outdoor spaces can all range from basic to high‑end
We use this car comparison to explain that we can design a “Toyota,” a “Mercedes‑Benz,” or something in between, always aimed at what fits you best.
Step 3: Being Honest About Budget
From the beginning, we talk openly about your budget. This is not an afterthought; it is one of the most important parts of our first meeting.
We discuss:
- What total investment you’re comfortable with
- How that lines up with the size of home you want
- How site conditions (slope, trees, driveway length, sewer/septic) can affect cost
- Where you’d prefer to spend more (kitchen, outdoor living, etc.) and where we can keep things simpler
Using the same car analogy, we explain that two 4‑door cars can both be excellent choices, but they are priced differently because of what’s under the surface and the level of detail. Homes work the same way.
Our goal is to design a home that fits your needs, fits your land, and fits your budget, without surprises.
Step 4: Meredith Designs Your Home to Fit the Land and Budget
Once we’ve walked the property and talked through what you want and what you want to spend, Meredith begins the design.
She takes into account:
- Approximate square footage and room count you need
- Slope of the lot and how the house can sit naturally on it
- Trees you want to keep and how to frame views around them
- Driveway access that feels safe and comfortable every day
- Sewer or septic locations so everything works smoothly behind the scenes
Meredith then shapes a floor plan and exterior layout that match these realities. Two homes might both be 4 bed, 3 bath on paper, but she will design yours specifically for your land and your priorities, rather than forcing a generic plan onto a lot that doesn’t fit it.
Step 5: Turning Design Decisions Into Clear Pricing
As the design comes together, we translate every major decision into cost impact. This is where the Toyota vs. Mercedes‑Benz idea becomes very practical.
- A simpler layout on a gentle slope might keep foundation and driveway work straightforward.
- A more dramatic layout on a steeper slope may need more structure, more retaining walls, or longer driveways.
- Higher‑end finishes and more complex rooflines add to the investment compared to simpler, cleaner lines and finishes.
We walk you through these options so you understand what each choice means for your budget. Our focus is to price the home so you have a clear idea of the final cost, not just a rough guess.
By the time design is complete, you see how the land, the layout, and the level of detail all work together. You also see how that translates into a realistic, transparent price.
Our Promise: A Home Designed to Fit You, Your Land, and Your Budget
Everything we do up front, walking the property with you, discussing slope, trees, driveway layout, sewer or septic placement, home size, bedrooms, bathrooms, garage spaces, and your budget, is aimed at one thing: designing a home that fits.
Meredith designs the home to match your land and lifestyle. We price it so you have a clear understanding of the final cost before construction starts. Just like choosing the right car, we help you decide what combination of features, performance, and investment makes the most sense for your family, then we build the home that fits that decision.
