We begin with the land, because the land always has a say:

- Possible driveway paths and how you will actually pull in and park
- Whether you will be on city sewer or need a septic system

Once Meredith creates a concept design with a more specific footprint, layout, and exterior style, we can move to ROM pricing, or Rough Order of Magnitude. ROM pricing takes into account:
- The actual shape and size of the home
- The general roof style and structure
- The direction of the design on finishes and features
Here is a simple way to picture it. Two 4-door cars can look very similar from a distance. One might be a basic Toyota, the other a high-end Mercedes-Benz. Both have four doors, both get you from place to place, but the materials, engineering, and finishes are very different, so the price is different too. Custom homes are the same. Square footage alone does not tell the whole story.
This is also why online “cost per square foot” numbers or a neighbor’s house price rarely match your real project. Your lot, your structure, your finish choices, and your site work all shape where your price actually lands.

The final contract price arrives after we refine selections and confirm the last details. This is where we take the GMP framework and dial it in, based on the choices you make within your allowances and any changes we have discussed along the way. It is the closest thing to a full, finished number you will see before you move in.
