Choosing Your Homesite
If you have not yet purchased the property for your new custom home, we are glad to assist you and show you the properties we have available as well as other communities we are familiar with. Together, we can be sure that the site you choose will compliment the home plan you wish to build upon it. Meyer Brant Custom Homes wants to be able to design the home to compliment the home site without sacrificing the natural beauty of the Texas Hill Country.
Meet With Our Design Team
You will meet with our in-house design team and give them your “home wish list.” This helps us create a custom home plan that meets your specifications and needs. The homes we design are continuously updated to reflect the latest trends in design and technology. We recommend that you start collecting pictures and floor plans of homes that fit your needs so that we can be as precise as possible in meeting your expectations. Our architectural designers will position the house on the lot and create a preliminary floor plan for you to review, as well as give you a preliminary price. Then we can make modifications to the plan if necessary. Once the floor plan is complete and approved by you the front elevation will be drawn. After receiving approval for the elevation, floor plan, and price, we will then complete the final plans for construction.
Construction Contract
Meyer Brant Custom Homes will present you with plans, pricing, and specifications for your new custom home. You will be provided with your allowances to make selections for your home and also specifications detailing everything that is included in the price. If both parties are satisfied with the specifications, plans, and price a construction contract will be signed. Our team will begin construction as soon as this contract is closed and funded at the title company.
Foundation Engineering and Permits
Once all the plans are completed and the contract has been signed, we will take the plans to our engineer to design the foundation. We also will take two full sets of plans to the City of New Braunfels to apply for the building permit. Plans will also be given to the developer of the subdivision for approval. Once the city releases the permit, Meyer Brant Custom Homes will begin the construction of your new home.
During Construction
Our interior designer will give you selection sheets with deadlines to help keep you on schedule. The selection list will detail where we recommend that you make your selections and in what order selections need to be made. Our designer can help you with finish selections and would be glad to make suggestions to assist you with different design elements. As we move through the different phases of construction, we will conduct several walk-throughs with you so you can confirm light fixture locations, speaker placements, cabinet layouts and other design specifications. We believe it is easier to visualize these things in the space and we want to make certain you are satisfied with every detail of your home. Total construction takes between four to six months after we have the permit from the city.
Completion
There will be a final clean up and touch up by all subcontractors. Before closing on your custom home Meyer Brant Custom Homes will conduct a final walk through to ensure you are completely satisfied. After that you can move into your new home.
